The full price table
Twelve job types. The third column is the honest part: it tells you what pushes a job to the top of its range before anyone climbs a ladder.
| Job type | Typical range | What moves the price |
|---|---|---|
| Leak source inspection with hose test and moisture meter | $125 to $175per visit, credited back if you hire us | Two-story walls that need a ladder on every elevation, and chimneys we have to get on the roof to test |
| Brick and stone water repellent (silane and siloxane penetrating sealer) | $1,000 to $3,500per house ($1.50 to $3.50 per sq ft of wall) | Wall area, two-story access, how much repointing has to happen first, sand-faced or soft brick that drinks more product |
| Mortar joint repointing and tuckpointing | $1,200 to $5,500per job ($8 to $20 per sq ft of wall) | Joint depth, matching a 1980s buff or gray mortar, scaffold height, how many bricks have to come out and go back |
| Spalled and cracked brick replacement | $600 to $2,500per job ($25 to $45 per brick) | Finding a matching brick, count, a rusted steel lintel over a window or garage that has to come out with them |
| Efflorescence and stain removal, then sealing | $800 to $2,500per elevation | Whether the salt source is still wet behind the wall, the cleaner the brick will tolerate, how much of the wall is coated |
| Weep hole and slab-line flashing retrofit | $1,500 to $6,000per house | Linear feet of base course, whether any flashing was ever installed, cutting out and resetting the first course of brick |
| Stair-step and foundation-edge crack repair | $900 to $3,500per crack run | Whether the crack is still moving with the soil, length, whether a control joint has to be cut so it stops reopening |
| Chimney crown repair, flashing and sealing | $900 to $3,500per chimney | Crown condition, roof pitch, whether the counterflashing was ever let into the mortar or just caulked on |
| Rebuild the chimney above the roofline | $3,500 to $8,000per chimney | Height above the roof, brick match, flue liner condition, whether the firebox side needs work too |
| Retaining wall drainage and sealing | $2,500 to $9,000per wall | Height and length, whether weep drains exist, how much backfill has to come out, block versus stone |
| Drainage-tied waterproofing (French drain along a masonry wall plus repair and sealing) | $6,000 to $15,000per side of the house | Linear feet, where the water can legally discharge, landscaping in the way, how deep the clay stays wet |
| Commercial CMU block and facade sealing | $4,000 to $25,000per building ($0.90 to $2.50 per sq ft) | Wall height and lift rental, control joint sealant replacement, washing before sealing, working around tenants |
How the numbers are built
Sealing is priced by wall area. A single story ranch in Broken Arrow has around 1,100 to 1,500 square feet of brick; a two story house has 2,000 to 2,800. At $1.50 to $3.50 per square foot for a silane and siloxane repellent applied to saturation, that is where the $1,000 to $3,500 range comes from. Stone and soft sand faced brick absorb more product and price toward the top.
Repointing is priced by the square feet of wall that actually need it, at $8 to $20. Most houses here only need the weather side, the south and west walls, plus the base course and lintels. That is why a repointing job is usually $1,200 to $3,000 and only reaches $5,500 when all four elevations are open.
Weep hole and flashing retrofits, crack repair and chimney work are priced by the linear foot or the chimney. Drainage tied jobs, where a French drain goes in along a wall that stays wet from the clay, are the only ones that reach five figures, and we tell you on the first visit if your wall is one of them.
What pushes a job up or down
- Stories and access. Two story walls need staging. Every row on the table moves up for a second floor.
- Material. Stone and manufactured stone drink more repellent and take longer to repoint than brick. Block is cheaper to seal per foot but needs its control joints recaulked first.
- Joint condition. Tight joints mean sealing alone. Cracked joints mean repointing the weather side. Open joints or sandy mortar mean the whole elevation before any sealer.
- What is behind the wall. A dry cavity is a sealing job. A wet cavity with no weep holes is a retrofit. A cavity wet from the ground is drainage. The hose test sorts these.
- Matching. A discontinued 1980s brick or a lime mortar on a 1920s Midtown house adds sourcing and hand work.
Permits, insurance and the Oklahoma license question
Repointing, sealing, brick replacement and cleaning are maintenance and need no permit in Broken Arrow, Tulsa, Bixby, Jenks or Owasso. A chimney rebuilt above the roofline and a retaining wall over four feet usually do, and we handle that. Oklahoma issues state licenses for plumbing, electrical and mechanical trades and not for masonry, so there is no license number to check on a mason. Ask for a certificate of general liability insurance instead. Ours is attached to every estimate.
Insurance rarely covers this work because it is wear. Where a sudden event caused the damage, we write the estimate with the cause and the repair scope separated so an adjuster can read it.
Where the ranges come from
The chemistry and the order of work follow the Brick Industry Association technical notes, which are the trade reference for breathable water repellents on brick and for flashing and weep hole design. The soil behavior behind so many of these repairs is described in Oklahoma State University Extension’s homeowner soil handbook, and the rain and freeze figures come from National Weather Service Tulsa climate normals. Labor rates are ours.
Cost questions we get every week
- How much does it cost to waterproof brick in Broken Arrow?
- A whole house penetrating repellent is $1,000 to $3,500. Most houses also need some repointing first, $1,200 to $5,500, so a complete job on a 1980s two story house usually lands between $2,500 and $7,500.
- Why is there a $125 to $175 inspection fee?
- Because the hose test takes an hour and a meter, and it is the only way to know whether you need sealer, repointing, a weep hole retrofit or drainage. The fee is credited back on the job. A free look from the driveway guesses; the hose test knows.
- Does homeowners insurance cover masonry waterproofing?
- Not maintenance. Repointing, sealing and weep hole retrofits are wear items. A sudden event, a tree through a wall or a burst supply line behind the brick, can be a claim, and we write the estimate so an adjuster can read it.
- Do I need a permit in Broken Arrow for this work?
- Not for repointing, brick replacement, efflorescence cleaning or sealing. A chimney rebuild above the roofline and a retaining wall over four feet generally need a permit in Broken Arrow and the surrounding cities, and we pull it when it applies.
- What makes the price go to the top of a range?
- Two story walls, stone instead of brick, soft or sand faced brick that drinks product, joints that have to be cut deep, mortar packed cavities behind the first course, and lifts for commercial walls. Each row of the table names its own movers.
- Can I get a price without a visit?
- A range, yes. The instant estimate on the homepage uses this table. The exact number needs the hose test because the difference between a sealing job and a drainage job is several thousand dollars and you cannot see it from the street.
